Direct answer

Scratch and stain repairs are $400 flat. Board replacement is $600 for 1–5 boards or $800 for 6–12 boards. Water damage and large dings or dents use the same board tiers. At 13 or more boards, we stop quoting a repair and talk about a full refinish instead.

A closer look at the material

Every floor starts with what is actually there.

Photos can show color, grain, and wear. An in-home visit is where we look at the construction, condition, and next step for your floor.

Scratch and stain repair: $400 flat

A scratch or stain repair is a half-day minimum. We sand the affected area, feather the edges, and apply new finish to make the repair blend as closely as we can.

  • A scratch repair will not look identical to the surrounding floor. Existing finish has aged and sun-faded differently from new finish.
  • A close blend is the honest goal—not a guaranteed exact match.
  • A stain repair is not a cleaning service. It means sanding the stained area and applying new finish.

Board replacement: $600 or $800 flat

For a damaged or missing board, we cut out the affected board, install a replacement, then sand, feather, and refinish the repair area.

  • 1–5 boards: $600 flat.
  • 6–12 boards: $800 flat.
  • Water-damaged boards and large dings or dents use the same board-count tiers.

When to move from repair to refinishing

Once a repair reaches 13 boards, we do not add a larger repair price online. At that point, use the full-refinish calculator or ask us to look at the floor in person so the plan fits the bigger picture.

  • No repair price is published for 13 or more boards.
  • Active water or a bigger moisture concern needs attention before cosmetic work.
  • The written scope confirms the repair or refinishing plan for your floor.
