Hardwood floor sanding

Floor sanding starts with the condition of the actual wood.

Sanding removes worn finish and can address visible scratches, stains, and older coating layers. Whether a floor can be sanded, how much preparation it needs, and what finish system follows require an in-home assessment of the actual construction and condition.

Current price contextIncluded in the current $6.50/sq-ft full sand-and-refinish base price. The controlled rate covers full sanding, finish coats, and cleanup. Repairs, stairs, furniture moving, special access, and unexpected damage are confirmed on site.

Hardwood floor staining

Color is selected against the real floor, not a screen.

Staining can keep a natural direction or change the floor’s color, but the result depends on the actual wood, preparation, light, prior condition, and identified finish system. A screen image cannot guarantee that a stain will look the same across every board or room.

Current price contextQuoted within the written scopeNo separate color-change price is currently published in the controlled published pricing. Any color discussion is confirmed during the in-home assessment.

Hardwood board repair

Small hardwood repairs have clear packages. Larger damage needs a bigger plan.

Scratch and stain repairs are $400 flat. Board replacement is $600 for 1–5 boards or $800 for 6–12 boards. Water damage and large dings or dents use the same board tiers. At 13 or more boards, we stop quoting a repair and talk about a full refinish instead.

Current price context$400 scratch or stain · $600 for 1–5 boards · $800 for 6–12 boardsAt 13 or more boards, use the full-refinish calculator or arrange an in-home visit. We do not publish a board-by-board repair price past 12 boards.

Screen and recoat

A screen and recoat is for light wear—not a shortcut for every floor.

PHR’s current screen-and-recoat starting price is $3 per square foot for floors with light scratches and minimal finish fading. We’ll look at the floor before we decide whether a screen and recoat is the right path.

Current price context$3 / sq ft — light-wear base figureThe published figure is only for eligible light wear. Repairs, stairs, furniture moving, existing-condition questions, and ineligible floors are assessed on site.

Your written plan

We give you a real number once we have seen the floor.

Stairs, repairs, material choices, access, and the actual work path belong in the written scope—not in a guess from a photo. That is how the starting figure becomes a clear project plan.
