Start with your project—not your contact information. The tool uses the current PHR published pricing to calculate only what the published rate supports; you can choose how we follow up after you see the figure.
What this tool uses
Real published rates. Clear limits.
This calculator will not invent a damage multiplier, stair fee, repair allowance, material price, or installation upper bound that the confirmed published pricing does not support.
| Service | Published price | How the tool handles it |
|---|---|---|
| Full sand & refinish | $6.50 per sq ft | Full sand and refinish includes sanding, finish coats, and cleanup. Color selection and any change in scope are confirmed during the in-home assessment; no separate color-change rate is published. |
| Color selection | Confirmed in person | No separate color-change rate is published in the current controlled published pricing. |
| Screen & recoat | $3 per sq ft | For floors with light scratching and minimal finish fading where the wood itself remains in good condition. |
| Nail-down installation | $5 per sq ft all-in | Nail-down installation has a $5 per square foot all-in base price for labor and material. |
| Glue-down installation | $7.50 per sq ft all-in | Glue-down installation has a $7.50 per square foot all-in base price for labor and material, including vapor-barrier adhesive. |
| Small repair packages | $400–$800 flat | Scratches and stains have a $400 flat half-day minimum. Board replacement, water damage, and large dings or dents are $600 for 1–5 boards or $800 for 6–12 boards. At 13 or more boards, use the full-refinish calculator or arrange an in-home visit rather than quoting a repair price. |
| Stairs and special layouts | Confirmed in person | These details are not given a web allowance. |
Furniture moving is a separate charge. Stairs, special layouts, and unexpected damage are confirmed in person. Repair packages apply only to the listed small-repair ranges.
Why an in-home visit still matters
A floor is more than a square-foot number.
Wood species, finish condition, subfloor, access, repair needs, selected materials, and layout all affect the written scope. The tool gets the conversation started; a walk-through makes it accurate.
