Hardwood Floor Refinishing in the Prescott Area: What to Know First

A plain guide to full hardwood refinishing, PHR's starting price, and what an in-person visit covers.

Direct answer

Full refinishing is for a floor that needs more than a light touch-up. PHR's published base price for full sand-and-refinish jobs is $6.50 per square foot. That covers sanding, finish coats, and cleanup. Your real price depends on your floor, any repairs, stairs, furniture, and the finish you pick. We confirm all of that in person.

A closer look at wood

Every floor has details worth seeing.

This PHR-supplied floor photo shows wood detail, not a promise about your home. Use the guide below to understand the question, then look at the actual floor before you choose a path.

What 'full refinishing' really means

A full refinish usually means sanding the floor, picking a color direction, and applying a new finish. The right sanding steps, stain, coating, timing, and care plan depend on your actual floor. We check your floor and current product instructions — we don't copy a plan from a generic article.

  • A full refinish is different from a light screen and recoat.
  • Deep scratches, exposed wood, water history, old coatings, and board condition need to be checked in person.
  • A photo can start the conversation. It can't tell us how the floor was built, how much wood is left to sand, or what it needs.

Why engineered floors need an exact check

Not every engineered floor has enough real wood on top to sand again. NWFA says engineered wear layers can range from 1/16 inch to 1/4 inch. Its guidance says sanding is not recommended when less than 3/32 inch (2.38 mm) remains. Those numbers explain why a photo or a floor's age cannot tell us what is left on your floor.

A textured surface can add risk

Hand-scraped or distressed engineered floors can have high and low areas. The lower areas may have less wood left, which makes sanding harder to plan safely. The National Wood Flooring Association treats remaining wear layer as the key question. A general number online cannot decide the answer for one floor.

What our current price covers

PHR's current base price is $6.50 per square foot for full sanding, finish coats, and cleanup. Our online calculator uses only that number. It won't guess at damage charges or make up a final price range for you.

Why we still need to see your floor

A written plan has to separate what we already know from what we need to check in person: floor condition, room size, repairs, stairs, furniture, pets, access, color direction, and the finish system. That visit is where an estimate turns into an actual project plan.

  • Moving furniture is billed separately.
  • Repair and stair prices are confirmed on site.
  • This article does not promise a final price, timeline, cure time, or finish product.
